One thing experienced real estate agents can see at a glance is a property that is priced below market value. Lately, we have been able to get our clients some great deals by keeping our eyes open and informing them the minute a great opportunity comes along. Among the many opportunities that come available are:
- Foreclosed properties
Properties have been repossessed by the bank due to non-payment of the mortgage
- Distress sales
Properties where the owners have an urgent need to sell quickly
- Estate sales
Properties that are being sold as part of a will
- As is, where is
Properties that have minor or major wear and tear
Not Easy to Find Most under-valued properties are not identified as such on the MLS. This is banks do not let agents advertise their properties as foreclosures or distress sales. We have access to these listings BEFORE they are publicly available on the MLS.
These opportunities don't last long There are many investors looking for fixer-uppers and properties below market value. That is why it is vital to get this information before it gets to the public MLS and and to be working with an agent that knows how you should be 'bidding' which varies, depending on various circumstances.
Not All Fixer Uppers Need Major Work Not all foreclosures or estate properties require major renovations. Plus, the majority of these properties are vacant, and buyers that can offer a quick closing can have an advantage.
Some are Major Fixer Uppers and Flip Opportunities Some properties do require extensive work, such as new flooring and windows or even mechanicals (furnace, air conditioning, plumbing) In those cases we strongly recommend hiring a certified home inspector to conduct a thorough inspection so you can budget accordingly.
